1. Introduction

Welcome to De Bosch Villas ("Company", "we", "our", "us"). These Terms and Conditions ("Terms") govern your use of our website and your booking of accommodation at De Bosch Villas, Stellenbosch, Western Cape, South Africa (together, the "Service").

Our Privacy Policy also governs your use of our Service and explains how we collect, safeguard and disclose information that results from your use of our website. Your agreement with us includes these Terms and our Privacy Policy (the "Agreements"). By using our Service or making a booking, you acknowledge that you have read and understood the Agreements and agree to be bound by them.

If you do not agree with these Terms, please do not use the Service. You are welcome to contact us at villas@debosch.co.za so we can try to find a solution.

2. Bookings and Payment

Direct bookings can be made through the booking calendar on our website, which is operated by our booking system provider, Inn Style. Payments are processed securely by Paystack in South African Rand (ZAR); De Bosch Villas does not receive or store your card details. Bookings made directly with De Bosch Villas are confirmed only once a deposit or full payment has been received and a confirmation has been issued in writing (including by automated email from our booking system). Rates displayed on our website are per villa, per night, unless otherwise stated, and are subject to change without notice until a booking is confirmed.

You are responsible for ensuring that the details supplied at the time of booking (dates, guest numbers, contact information, and payment details) are accurate and complete. We reserve the right to decline or cancel a booking where information provided is incorrect, incomplete, or where fraud or an unauthorised transaction is suspected.

Bookings made through third-party platforms such as Booking.com or Airbnb are also subject to that platform's terms, including its payment and cancellation terms.

3. Cancellations, Changes and Refunds

Cancellation terms are shown during the online booking process and in your booking confirmation, and may vary according to season and length of stay. Except where required by South African law, deposits are non-refundable once a booking has been confirmed. Requests to amend or cancel a booking must be made in writing to villas@debosch.co.za, and any refund due will be processed at our discretion and in line with the cancellation terms provided to you.

4. Check-In, Check-Out and Property Policies

Standard check-in is from 15:00 and check-out is by 11:00, unless a different arrangement has been agreed with us in writing in advance. The following policies apply to all stays at De Bosch Villas:

• No pets are permitted on the property.
• The property is a smoke-free area, including all indoor spaces and villas.
• Guests are responsible for the villa and its contents for the duration of their stay and may be held liable for damage caused during that period.

5. Communications

By making a booking or enquiry, you agree that we may contact you regarding your stay, booking confirmations, and related administrative matters. We will only send you marketing or promotional communications if you have opted in to receive them, and you may unsubscribe at any time by emailing villas@debosch.co.za.

6. Content and Intellectual Property

All content on this website, including text, photographs, graphics and logos, is the property of De Bosch Villas or is used with permission, and is protected by South African copyright and trademark law. You may not reproduce, distribute, modify or otherwise use this content for commercial purposes without our prior written consent.

7. Prohibited Uses

You agree to use this website only for lawful purposes. You agree not to use the Service to violate any applicable law, to transmit unsolicited advertising or spam, to impersonate any person or entity, to introduce malicious software, or to interfere with the proper functioning of the website or the security of its systems.

8. Links to Other Websites

Our website may contain links to third-party websites, including restaurants, wineries and other local businesses, that are not owned or controlled by De Bosch Villas. We have no control over, and assume no responsibility for, the content, policies or practices of any third-party websites. We encourage you to review the terms and privacy policies of any third-party site you visit.

9. Disclaimer and Limitation of Liability

The Service and this website are provided on an "as is" and "as available" basis. While we take reasonable care to ensure the accuracy of the information on this site, we make no warranties, express or implied, as to the completeness, reliability, or availability of the website or its content.

To the fullest extent permitted by South African law, De Bosch Villas and its owners, employees and agents shall not be liable for any indirect, incidental, or consequential loss or damage arising from your use of this website or your stay at the property, except where such liability cannot be excluded by law.

10. Governing Law

These Terms are governed by and construed in accordance with the laws of the Republic of South Africa. Any disputes arising under these Terms shall be subject to the jurisdiction of the South African courts.

11. Amendments to These Terms

We may update these Terms from time to time by posting an amended version on this page. Your continued use of the website or Service following any changes constitutes your acceptance of the revised Terms. We encourage you to review this page periodically.
